5 Misconceptions About Commercial Roof Coatings

There are a surprising number of unfounded claims regarding commercial roof coatings. To separate fact from fiction, we’re here to debunk five of the most common misconceptions about commercial roof coatings.

They Don’t Work

This is a pretty blunt myth, but it’s just that: a myth. When applied correctly, roof coatings do work, and they work well. They provide unmatched UV protection, prevent ponding and other forms of roof damage, and can improve your facility’s energy use and temperature control. That said, you still need to maintain your roof once a coating is applied—and this is presumably where this myth derives from. If you let debris pile up on your roof, never examine it after storms, and just generally leave it to fend for itself, not even a coating can save it!

Application Is Disruptive

While installing a whole new roof can certainly be disruptive, a coating application is comparatively quick and soundless! Rather than massive, noisy equipment, most contractors use mechanical carts to apply roof coatings, and these carts are very quiet. Additionally, most applications only take a few days from start to finish. Opting to have them done on the weekend can alleviate any fears of them harming productivity.

They Aren’t Warrantied

Any reputable coating company will offer you a warranty. System warranties range from 10-year warranties all the way up to 20-year warranties. That said, warranties don’t cover everything, so take the time to read a company’s warranty policy before taking the leap so you know what will and won’t be covered should something go awry.

All Coatings Are the Same

Another common misconception about roof coatings is that they’re all the same. There are over a dozen kinds of roof coatings, each with its own pros and cons. While they share similarities with one another, no two are one in the same. For UV protection, silicone can’t be beat, and urethane is a must for facilities in rainy areas prone to ponding. Spend some time familiarizing yourself with the different kinds of roof coating systems so you can choose the one best suited to your commercial roof.

You Can DIY Them

Technically, yes, this is true. But just because you can do something doesn’t mean you should. DIY is risky, and any small mistake you make could lead to chaos. Not to mention it’ll be hard to get the tools you need to apply a coating in the first place—many manufacturers will only sell their systems to licensed and approved contractors. While there are a lot of things you can successfully DIY, roof coating application is something better left to the professionals.
