How You Can Inspect Your Own Commercial Roof

Knowing what your commercial roofing contractor will be looking at, and looking for, is a good thing. It’s an advantage because it puts you on the same page as your contractor, and over time you can learn to detect problem areas starting to form. Stopping a small problem before it becomes a big problems saves time and money down the road. Here are some tips for you to better assess your commercial roof’s condition before calling us. 

Check the Gutters, Scuppers, and Drains 

Looking at your roof’s drainage components is always a good start. When inspecting these items, keep an eye out for leaves, dirt, and other debris that can block these systems. If water can’t leave your roof the way it was designed, that will lead to standing water and a host of other problems to follow. Check the seals on these drainage features to ensure all the water is escaping through the drain and not around it. Finally, examine any screens or strainers and ensure it’s in good condition.  

Check the Rooftop Units and Penetrations 

Rooftop penetrations include vents, hatches, stacks, skylights, and HVAC equipment penetrations. While you’re inspecting these, make sure the condensation from HVAC units is moving to the drain properly. Check all rain caps on stacks to ensure they’re keeping the weather out of the stacks. Check all the roof seams in roof units to ensure they are watertight. 

What about the Roof’s Surface area?

This part of your inspection is relatively simple but essential. As you’re walking on your roof, you should be continually looking at the roof’s surface. Keep an eye out for any physical damage that may have been caused by a tool, heavy objects, hail, vandalism, or excessive foot traffic. If you have a sprayed foam coating look for blisters or separation between the roof layers while you’re walking. 

Flashings, Edges, Terminations, and Control Joints 

Walk around the edge of your roofing system and check for any cracks or splits at roof terminations and edges. This is one of the most vulnerable parts of the roof. If you have expansion joints or metal flashing on your roof, be sure to check those and determine whether or not they are damaged or look damaged.
