Industrial Roofing Repair vs. Industrial Roofing Replacement

 

Industrial roofing is distinctly different than residential or even commercial roofing. The size of the roof is much larger and there is generally more complexity to each project.

So what does it take to do industrial roofing for repairs and replacements?

How Are Industrial Roofs Replaced?

As we have previously mentioned, these are very complex projects that take extra planning and care. Particularly of food plants there is a lot of effort to seal off the work area and ensure that no contaminants or dust from the roofing process make it to the food production.

In the case of industrial buildings that don’t produce food it’s a little bit more straightforward.

  1. Planning- The planning involved in a roof replacement include determining materials, ordering permits,  and assessing scope of work and timeline.
  2. Tear Off- Just as it sounds, this is when the industrial roofer will physically tear off the existing roof. This includes all old roofing materials, insulation, and other roofing components.
  3. Repairs- If during the tear off process it’s determined that there are repairs needed or boards need to be replaced then this is when that is done.
  4. Installation- The new roofing system can now be installed, including any insulation, underlayment, and roofing material.
  5. Finishing touches- Finalizing the roof includes installation of flashing, sealants, and edge trim to ensure the roof is weather-tight and aesthetically pleasing.

  6. Clean Up- Final inspection by the project foreman includes clean up of any remaining roofing material to restore the industrial building back to its previous condition.

How Are Industrial Roofs Restored?

Restoration using roof coatings is also an elaborate process but not quite to the level of a roof replacement. Here is generally what it takes for us to restore an industrial roof:

  1. Planning and Prep- We also need to plan for material, timelines, and labor, however, the biggest difference is that our work doesn’t require a permit. Instead of tearing off your roof we need to prep it for the installation of roof coatings to ensure proper adherence. This includes power washing, sealing any opening, and repairing issues we can spot before applying the coating.
  2. Application of Roof Coating- Once a roof has been clean and dried (as inspected by foreman) we start to prep the roof coating mixtures to the specifications of your roof. 
  3. Installation and Active QA- While we are spraying the roof coatings, our 2-person team is actively measuring to ensure we are coating it with the proper thickness.
  4. Clean Up- Much like a re-roof we also have to clean up and ensure your building looks the same (if not better) than how we found it.
