We previously talked about how long it should take to bid on a commercial or industrial roof and generally we find ourselves somewhere in the middle. We’re not instantaneous on the bid (and therefore often overbidding), yet we’re much more responsive and quicker in turnaround than many other commercial roofers.
Our process is much more detailed and we take a lot of things into consideration when we put together a bid including:
Current Roofing Materials
One of the first things we ask any new clients is what their current roofing materials are. This tells us which coatings are compatible with the existing roof and what prep work we need to account for when bidding on the roof.
Rock ballast roofs, for example, could require extensive prep work to vacuum up the rocks and clean the roofing service.
Other roofs such as metal require less cleanup, but perhaps more sealing/fastener repair work to ready the roof.
Size of Repair Area
Using a combination of satellite measurements and onsite measurements, we can determine accurately how much work is required to repair your commercial or industrial roof.
This allows us the buy the right mixture of products thus never delaying your project
Severity of Roofing Issues
Our onsite inspections give us a true measure of the condition of your roof. Depending on client preference, we can sometimes collect a roof sample to further analyze the damage.
The severity of the issue will also help determine which product is most viable for protecting and stopping your leaks best. Sometimes a roof is beyond repair and will need a complete tear off, however, the goal is always to start with the most conservative and least disruptive option.
Client Goals for the Building
When we’re able to meet with a building owner directly and establish a relationship, we can determine what their goals are for the roof. This will help us find the perfect solution that meets your current, short term, and long term goals.
Sometimes the goal is to get the building ready for a sale and thus repairing it minimally may meet that goal. Other times the business has a longevity plan and wants to stay in that space for a long time. In this case we recommend our top-of-the-line product with indefinite renewability.
Summary
There are a lot of factors to consider when bidding a commercial or industrial roof including current roofing materials, size of the repair area, severity of the roofing issues, and the client’s goals for the building.
You’ll experience a roofing company that gets to know you personally and makes specific recommendations to your situation. Additionally, we always present some options for different levels of roofing materials so the owner has the final say in what he/she chooses.
